No-Doc Mortgages for Investment Properties: What Investors Need to Know
True 'no-doc' mortgages no longer exist after the 2008 financial crisis. But DSCR loans and other non-QM products achieve the same result legally and responsibly.
The Evolution of "No-Doc" Lending
Before 2008, "no-doc" or "stated income" mortgages allowed borrowers to simply state their income without verification. These products fueled the housing bubble and largely disappeared after the financial crisis as Dodd-Frank Act regulations required lenders to verify a borrower's ability to repay.
But the need they solved — financing for borrowers whose complex income situations don't fit conventional qualification models — remained real. The non-QM (non-Qualified Mortgage) market responded with legally compliant alternatives that achieve the same practical outcome: investment property financing without traditional income documentation.
Modern "No-Doc" Solutions for Investment Properties
DSCR Loans: Property Income Qualifies
A DSCR loan qualifies based entirely on the rental property's income — no personal tax returns, no W-2s, no employment verification. The lender is verifying that the property can service its own debt, not that you personally earn enough money. This is the most popular "no personal income docs" product for investment properties.
Bank Statement Loans: Business Cash Flow Qualifies
Bank statement loans qualify self-employed borrowers using 12-24 months of business bank deposits, applying a standard expense ratio (typically 50% for most industries). This shows the business's gross cash flow without relying on artificially low tax return income. Available for investment properties at slightly higher rates than conventional.
Asset Depletion Loans: Wealth Qualifies
Asset depletion programs allow borrowers with significant liquid assets (retirement accounts, brokerage accounts, savings) to use those assets as the income basis. The calculation: total eligible assets ÷ number of months in loan term = imputed monthly income. A borrower with $3,000,000 in liquid assets might qualify for a substantial mortgage using this calculation alone.
P&L Loans: Business Profits Qualify
Some non-QM lenders accept a CPA-prepared profit and loss statement (not tax returns) to verify business income. The P&L reflects actual business revenue and expenses, often showing higher income than the tax return that includes maximum deductions.
What These Products All Require (Despite "No Doc" Label)
None of these products are truly "no documentation." All require:
- Minimum credit score verification (credit report is always pulled)
- Down payment documentation (source of funds verification)
- Property appraisal
- Title insurance and settlement
The "no-doc" element is specifically the personal income verification (tax returns, W-2s, pay stubs) — not documentation entirely.
Rates: The Cost of Simplified Qualification
Non-QM products with simplified income documentation typically price 0.5-1.5% above comparable conventional loans. This is the cost of flexibility. For investors who can clearly demonstrate their financial strength through bank statements or assets — but whose tax returns don't show it — this rate premium is almost always worth paying.
