How Many Investment Properties Can You Finance with DSCR Loans?
Conventional loans cap you at 10 investment properties. DSCR loans have no such limit — but lenders still manage portfolio risk in specific ways you need to understand.
The Core Advantage: No Property Count Limit
One of the most valuable features of DSCR loans for serious investors is the absence of a hard cap on the number of financed properties. Fannie Mae conventional loans limit investors to 10 financed properties total. DSCR lenders don't impose this restriction — in theory, you can have 20, 30, or 100 DSCR loans outstanding simultaneously.
In practice, lenders do evaluate your total portfolio exposure. But this is done through reserve requirements and a holistic financial review — not an arbitrary property count ceiling.
How Lenders Evaluate Portfolio Risk
Instead of capping by property count, DSCR lenders look at your overall financial health:
- Total portfolio DSCR — Some lenders want evidence that your overall portfolio generates positive cash flow, not just the subject property
- Reserves across the portfolio — Lenders may require 2-6 months of reserves per financed property you own
- Credit utilization — High mortgage debt affects your overall credit profile, which affects your credit score and rate
- Exposure concentration — Some lenders limit exposure to a single market or property type
What Lenders Require as You Scale
Here's what typically changes as you add more DSCR loans:
Properties 1-4
Standard DSCR underwriting. Reserve requirements are straightforward — 6 months PITIA on the subject property. Few additional requirements based on portfolio size.
Properties 5-10
Some lenders begin requiring documentation of the existing portfolio — lease agreements, rent rolls, and schedule of owned properties. Reserve requirements may increase to cover multiple properties.
Properties 10+
At 10+ properties, some lenders require a full rent roll showing all properties, their rents, and their PITIA. They may run a portfolio-level debt service calculation alongside the individual property DSCR. Reserve requirements often become 6 months across all properties, not just the new one.
Portfolio Lenders vs. Single-Asset DSCR Lenders
Once you've built a portfolio of 10+ properties, you may want to explore:
- Portfolio loans — A single loan secured by multiple properties, often with better rates and consolidated underwriting
- Blanket mortgages — Similar to portfolio loans; cross-collateralize multiple properties under one note
- Debt Service Coverage loans from regional banks — Some community banks offer their own portfolio products with property-level DSCR underwriting, often at competitive rates for larger portfolios
LLC Structure and Property Limits
Many experienced investors hold properties in separate LLCs — one LLC per property or per geographic market. This doesn't bypass lender exposure analysis, but it does provide liability protection and organizational clarity. Most DSCR lenders are comfortable with serial LLC borrowers who hold each property in a separate entity.
Practical Limits: Capital, Not Regulations
The real limit to scaling a DSCR portfolio isn't regulatory — it's capital. Each property requires 20-25% down plus closing costs plus reserves. At
