DSCR Loan Seasoning Requirements: What Investors Need to Know

Seasoning rules determine when you can cash-out refinance, how soon after purchase you can access equity, and which properties qualify. Here's a full breakdown.

What Is Seasoning in Real Estate Lending?

Seasoning refers to how long you've owned a property or held your financing before a lender will allow a new transaction. DSCR lenders apply seasoning requirements to manage risk — specifically, to prevent investors from buying a distressed property, immediately inflating its value, and cashing out equity before the market or improvements are truly reflected in the appraised value.

Title Seasoning for DSCR Cash-Out Refinances

The most common seasoning requirement applies to cash-out refinances. Most DSCR programs require:

  • 6-month minimum — You must have owned the property for at least 6 months before cash-out refinancing
  • 12-month standard — Many programs use 12 months of ownership as the baseline for using the current appraised value

If you bought a property 4 months ago for

00,000 and it now appraises at
80,000, most DSCR lenders will cap your cash-out at a percentage of the lower of purchase price or appraised value — meaning you're limited to refinancing based on the
00,000 purchase price, not the 80,000 current value, until the seasoning period is met.

Delayed Financing Exception: The Investor's Tool

If you purchased a property with all-cash (no mortgage) and want to pull cash out immediately after closing, many DSCR lenders offer a delayed financing exception that allows refinancing before the standard 6 or 12-month seasoning period.

Requirements typically include:

This is the standard strategy for BRRRR investors: buy cash, renovate, refinance (with delayed financing), then repeat.

Rate-and-Term Refinance Seasoning

Rate-and-term refinances — where you're simply lowering your rate or changing your loan term without taking significant cash out — typically have no seasoning requirement. You can rate-and-term refi a DSCR loan immediately after purchase in most programs.

Property Seasoning for New-to-Market Properties

If you're purchasing a recently flipped property — one that was bought and sold within the last 90 days — some DSCR lenders will limit the appraised value to a percentage of the seller's purchase price, not the current appraised value. This protects against inflated appraisals on rapid-flip transactions.

Specifically: if the seller bought the property less than 90 days ago, some programs cap LTV based on the seller's acquisition cost. If the seller held for 91-180 days, some programs allow full appraisal value with documentation of improvements.

Prepayment Penalty vs. Seasoning: Not the Same Thing

A common point of confusion: prepayment penalties are not the same as seasoning requirements. You can refinance a DSCR loan at any time (assuming you meet any new lender's seasoning rules) — but you may owe a prepayment penalty to your current lender. Both factors must be evaluated independently when planning a refinance.
