DSCR Loan Rates: What to Expect and How to Get the Best Rate
DSCR loan rates are driven by your credit score, LTV, DSCR ratio, and loan structure. Here's how each factor moves your rate — and how to optimize for the best terms.
How DSCR Loan Rates Are Set
DSCR loan rates are not one-size-fits-all. Unlike conventional mortgages that are largely tied to Fannie Mae conforming guidelines, DSCR loans are originated and held by private lenders, banks, and debt funds — each with their own pricing matrices. Understanding what drives pricing puts you in control.
The Four Biggest Rate Drivers
1. Credit Score
This is the single biggest variable. DSCR lenders use pricing tiers that typically look like this:
- 760+ FICO → Best available pricing
- 720-759 → Slight add-on (0.125-0.25%)
- 680-719 → Moderate add-on (0.375-0.5%)
- 640-679 → Significant add-on (0.5-0.875%)
- 620-639 → Highest add-on, fewer programs available
A 760+ credit score can mean 0.5-1.0% lower rate than a 660 score on an otherwise identical loan. If your score is below 720, improving it before applying is worth exploring.
2. Loan-to-Value (LTV)
How much you're borrowing relative to the property value matters significantly:
- 65% LTV or below → Best pricing tier
- 70-75% LTV → Standard pricing
- 80% LTV → Premium add-on (0.25-0.5%)
Putting 25-35% down instead of 20% can meaningfully improve your rate.
3. DSCR Ratio
Higher DSCR ratios signal lower risk to lenders:
- 1.25x+ → No DSCR add-on (best tier)
- 1.10x-1.24x → Small add-on on some programs
- 1.00x-1.09x → Moderate add-on
- Below 1.00x → Significant add-on, fewer lenders
4. Loan Size and Property Type
Larger loans (over $750,000) sometimes qualify for jumbo DSCR programs at competitive rates. Condos and 2-4 unit properties may carry small add-ons versus standard single-family rentals.
What DSCR Rates Look Like Relative to Conventional
As a general benchmark, DSCR loans typically price 0.75% to 1.5% above comparable conventional investment property loans. Conventional investment property rates themselves run 0.5-0.75% above primary residence rates. So a well-qualified DSCR loan might run 1.25-2.25% above a primary residence 30-year fixed rate.
That spread changes with market conditions — when conventional underwriting becomes more restrictive, the relative value of DSCR loans increases.
Fixed vs. Adjustable DSCR Loans
Most DSCR loans are offered as 30-year terms. You'll typically see:
- 30-year fixed — Most common; rate never changes
- 5/1 or 7/1 ARM — Lower initial rate, adjusts after fixed period
- Interest-only (IO) period — Lower initial payment for 5-10 years; principal not reduced during IO period
If you plan to hold the property 5+ years, a 30-year fixed provides certainty. If you'll likely refinance or sell within 5 years, a 5/1 ARM or interest-only structure may lower your initial costs.
How to Get the Best DSCR Rate
- Pull your credit 6 months before applying — Give yourself time to dispute errors, pay down revolving balances, and move to the next credit tier.
- Put 25-30% down if possible — The LTV improvement can lower your rate meaningfully.
- Choose properties with strong DSCRs — A 1.30x property will price better than a 1.05x property.
- compare multiple lenders — DSCR pricing varies significantly between lenders. Getting 3 quotes on the same property is worth the effort.
- Consider buying down the rate — Discount points may make sense on a long-term hold.
