DSCR Loans for Duplexes: Requirements and How to Qualify
Duplexes are excellent DSCR loan candidates — two rent streams improve coverage ratios. Here's how lenders evaluate them and what to expect in the process.
Why Duplexes Are Strong DSCR Loan Candidates
A duplex — a property with two separate residential units on one parcel — is particularly well-suited to DSCR financing. The combined rent from two units typically produces a stronger DSCR than a single-family home at a comparable price. For investors, duplexes offer rent diversification (one vacancy doesn't eliminate all income) alongside DSCR loan accessibility.
How DSCR Is Calculated on a Duplex
For a 2-unit property, lenders use the combined gross rent from both units:
Example: Duplex in Columbus, Ohio.
- Unit 1 rent: ,050/month,241 = 0.94x
- Unit 2 rent:
,050/month,100/month- Combined gross rent:
- PITIA (at 80% LTV on a $300K purchase at 8%):
,761 P&I + $350 taxes +,100 /30 insurance =,241- DSCR:
- Unit 2 rent:
In this example, the DSCR is below 1.0 — the two rents don't cover the mortgage at 80% LTV. The investor might put 25% down instead:
- PITIA at 75% LTV (
