DSCR Loan Down Payment Requirements Explained
Most DSCR loans require 20-25% down. Here's exactly what affects the minimum down payment, how LTV interacts with your rate, and what counts as acceptable funds.
Standard DSCR Loan Down Payment Requirements
For a standard DSCR loan purchase, lenders typically require:
- 20% minimum down payment — Available for borrowers with 700+ credit scores and strong DSCRs (1.20x+)
- 25% down payment — The most common requirement across the majority of DSCR programs
- 30-35% down — Required for lower credit scores (660-679) or very low DSCR ratios (below 1.05x)
Unlike conventional conforming loans, there is no private mortgage insurance (PMI) option for DSCR loans at high LTVs. If you borrow above 80% LTV on most programs, you're in a higher-rate tier rather than paying a separate PMI premium.
Down Payment Requirements by LTV Tier
- 80% LTV (20% down) — Available for strong credit (700+) and DSCR 1.20x+; carries rate add-on vs lower LTV
- 75% LTV (25% down) — Standard pricing tier for most programs
- 70% LTV (30% down) — Better rate; often required for credit scores 660-679
- 65% LTV (35% down) — Best pricing tier; required for low credit or sub-1.0 DSCR in some programs
What Counts as Acceptable Down Payment Funds?
DSCR lenders are more flexible than conventional lenders about the source of down payment funds, but they still verify liquidity. Acceptable sources typically include:
- Personal bank accounts (checking, savings, money market)
- Business accounts in your LLC or corporation
- Proceeds from the sale of another property
- Retirement accounts (some lenders require 60% haircut for IRAs/401Ks)
- Proceeds from a cash-out refinance on another property
Most DSCR programs do not allow gift funds for the down payment (unlike conventional primary residence loans). Some programs allow gifts for closing costs but not the down payment itself.
Reserves: The Other Capital Requirement
In addition to your down payment and closing costs, DSCR lenders require you to demonstrate reserves — funds you'll have after closing. Standard reserve requirements:
- 6 months PITIA — The most common requirement
- 3 months PITIA — Some programs for lower-LTV loans
- 12 months PITIA — Some programs for higher-risk loans (sub-1.0 DSCR, low credit)

Strategies to Reduce Down Payment Requirements
- Maximize your credit score — Getting to 720+ unlocks 80% LTV programs (20% down)
- Choose properties with strong DSCR — A 1.30x ratio is more likely to get approved at 80% LTV than a 1.05x ratio
- Use a cash-out refinance on existing equity — Pull equity from an existing property to fund the down payment on the next one
- BRRRR strategy — Buy cash, force appreciation through renovation, then refinance via delayed financing to recover capital
