DSCR Loans for Airbnb: Using Short-Term Rental Income to Qualify

Airbnb and vacation rental income can qualify for DSCR loans — but lenders calculate it differently than long-term rent. Here's exactly how it works.

DSCR Loans and Short-Term Rentals: The Challenge

Traditional DSCR underwriting uses a long-term monthly rent figure from the appraisal. For Airbnb or VRBO properties, there's no standard lease — income is nightly, seasonal, and highly variable. This created a gap: vacation rental investors couldn't access institutional mortgage financing even though their properties often generated more income than long-term rentals.

The market responded. Many DSCR lenders now offer programs that accept documented short-term rental income as the basis for DSCR calculation.

How Lenders Evaluate Airbnb Income

DSCR lenders handle short-term rental income one of two ways:

Method 1: Documented 12-Month Trailing Income (Most Common)

The lender uses 75% of the property's gross Airbnb/VRBO income over the past 12 months.

  • The 75% factor accounts for vacancy, seasonal variation, and potential income risk
  • Income is documented via Airbnb host dashboards, VRBO income statements, or bank statements showing deposit patterns
  • This is the "Gross STR Income" method

Example: Property grossed $72,000 on Airbnb over 12 months = $6,000/month average

  • 75% of $6,000 = $4,500 "qualifying" monthly income
  • PITIA on the DSCR loan: $3,800
  • DSCR: $4,500 / $3,800 = 1.18x — qualifies

Method 2: Market Rent from Appraisal (Fallback)

If the property has insufficient Airbnb history (less than 12 months), or if the lender doesn't offer a STR-specific program, they'll use the traditional long-term market rent from the appraiser. This often produces a lower DSCR than the actual Airbnb income would suggest, because long-term rents are typically 40-60% of a well-performing Airbnb's gross income.

Documentation Needed for Airbnb DSCR Loans

  • Airbnb income summary: Download the annual income statement from your Airbnb host dashboard showing gross payouts for the trailing 12 months
  • Bank statements: 12 months of statements showing Airbnb deposit deposits (confirms the income is real and deposited)
  • Management agreement: If a property management company runs your Airbnb, provide the management contract
  • Property photos and listing link: Some lenders want to verify the property is actively operating as a STR

STR Regulations and DSCR Lender Risk

Some DSCR lenders are cautious about cities with restrictive STR regulations (New York City, San Francisco, Las Vegas Strip area). Before applying, confirm your property is legally permitted to operate as a short-term rental, and that no pending legislation would impair its STR license. Lenders increasingly ask for documentation of STR permits at application.

Buying a New Airbnb Without 12-Month History

If you're purchasing a property that you plan to operate as an Airbnb (no existing STR history), most lenders will revert to long-term market rent from the appraisal for DSCR calculation. To optimize this:

  • Research comparable STR gross revenues in the market using AirDNA or Rabbu
  • Understand what the property will DSCR on long-term rent — even if your STR projections are higher, the loan will be underwritten on the conservative figure
  • Once you've operated the STR for 12 months, refinance into a program that uses actual STR income if it produces a better DSCR
